Selective Properties, Inc. Caretaking Services
- Weekly property inspections. Check all systems, thermostats, snow loads on roofs, decks,and driveways. Secure all windows and doors. Record the time and date of inspection in Owner’s Log.
- Arrange for snow removal, cleaning services, landscaping services, roof and gutter cleaning, carpet cleaning, furnace service, appliance service, window cleaning and deep cleaning services. We also winterize properties if necessary.
- Supervise small construction jobs and remodels and report progress to the Owner.
- Maintain an interactive web site for the property, where the Owner can track guest or rental activity if any. For those properties that are available to be booked on a vacation rental or seasonal basis, we maintain a master calendar with rates, photos, amenities and booking policies. The production of the web site is included in the caretaking fee.
- For those Owners who book their properties to outside guests we provide a 24/7 answering service with local numbers for contact. We also provide the services of an after hours person to respond to emergencies. For the guest we prepare a check in package with keys, maps, directions, discount coupons and specials available in the area. We have a lock box on the premises allowing guests to check in after office hours. We collect Security Deposits on a Credit Card, collect cleaning fees and rents if necessary on behalf of the Owner.
- Upon departure of the Owner’s guests Selective arranges for cleaning and housekeeping services. During the Guest’s stay, Selective responds to maintenance and repair issues. All repairs and maintenance performed at the Property is posted in the Owner’s account.
- In addition, Selective makes available concierge services for flowers, wine, grocery services, catering or daily maid service.
- If Selective also provides rentals for the Property, the total commission collected is 20% of the gross rental amounts generated by Selective.
